How we work


Terms of Reservation

Please fill out the reservation form for your respective desired apartment and also pay attention to adding the following emails to your list of email addresses, reservas@uniqueapartments.pt and info@uniqueapartments.pt to guarantee that you receive our responses.

We would note that your reservation is only guaranteed on receipt of a confirmation email from Unique Design Apartments as well as instructions on planning for your arrival.

Unique Design Apartments reserves the right to pre-authorise your credit card prior to your arrival in accordance with the type of tariff chosen and whether you make the pre-payment for your reservation.

Reservation Cancellation Terms

  • Cancellation free of any charge with seven days or more of prior notice
  • When cancelling with less then seven days prior notice, you will be charged the cost of the first night
  • When cancelled on the eve of arrival or in the case of non-appearance, the total value of the reservation gets charged

Maintenance and Cleaning

There is a daily cleaning service that does not include the exchange of either towels or bed sheets. These are changed every three days. For special cleaning services, please inform us of your preferences as regards this additionally charged service. Each apartment is equipped with cleaning utensils for whenever needed.

Arrivals and Departures

Unique Design Apartments does not provide an around-the-clock reception service and hence to best prepare for your arrival, please notify us of your expected arrival time with at least two days prior notice. The check in timetable runs from 2pm to 6pm whilst check out takes place prior to 11am. For late check ins, after 10pm, there is an additional €20 charge.

Guests | Cares and Responsibilities

  • Only the guests listed on the reservation have the right to stay in the apartment
  • During checking in, the identification documents of each person staying in the apartment are checked
  • Each apartment contains a maximum number of guests, four in the case of the T1 typology and three in the T0 Penthouse apartment
  • The presence of an adult aged 18 or over during the period of stay is essential and the person signing the terms and conditions of rental and legally responsible for the apartment and for the behaviour of fellow guests. Should such not prove the case, the Unique Design Apartments management reserve the right to expel guests from the apartment with the client losing the right to any compensation or complaint
  • The apartments are fitted out with all of the facilities we believe important to your stay with all the content subject to a full inventory with a strict prohibition on the removal of any utensil or equipment from the apartments
  • At the time of check in, guests are to sign the check list that contains all of the apartment’s fittings and furnishings and that are subject to verification on your departure. Should any equipment or utensil be missing or damaged, its value in addition to a replacement charge of €40 will be deducted from your deposit. Whenever the value is higher, then it is paid by credit card:
    • At the time of arrival, guests are to deposit the sum of €300 as a deposit and returnable on check out following general verification of the apartment
    • We expect guests to treat the apartment and its contents with care. All the specific rules for utilisation of the apartment and its equipment should be respected throughout your stay. Should there be any problem, damage or breakdown, please inform us immediately via (00351) 934 852 578, so that we may swiftly correct the situation. Guests do not hold permission to sublet or loan the apartment to third parties.

 We also expect you to respect other guests. Please try and avoid making a lot of noise, especially at night or in the early morning. Any type of party, loud music or noise that might disturb other guests is STRICTLY FORBIDDEN
    • Respect the safety norms and always verify that the doors and windows are properly closed with electric appliances turned off. Guests should also check the building’s main door is properly closed for their own security and that of other guests
    • Neither Unique Design Apartments nor the building’s owner may be held responsible for any direct or indirect harm taking place during the period of apartment reservation, including personal damage, damage to apartment furniture and equipment or damage caused by fire, theft or other criminal behaviours
    • Neither Unique Design Apartments nor the building’s owner hold responsibility for any problems related to the supply of electricity, water, gas, Internet access, television or other services placed at your disposal. However, please contact us immediately on (00351) 934 852 578 should any such problem take place so that we may correct the situation as swiftly as possible
    • Should any one of these descriptive norms not be met, Unique Design Apartments reserves the right to expel the guests and their company from the apartment with the client losing the right to any compensation or complaint
    • Reservation of any one of the Unique Design Apartments means that the guest accepts and respects these conditions. We will request that you sign a copy of these conditions at the time of your arrival in conjunction with the details of your reservation

Access to the apartment

On arrival, you receive a copy of the keys to access both your apartment and the building. Losing these keys also results in the loss of the safety deposit.

Smokers

For the security and comfort of all users, Unique Design Apartments are no smoking environments. Should we encounter a need to clean or apply products to eliminate the odour, there is an additional daily charge of €15.

Pets

No pets are allowed.

Children and extra beds

  • All children are very welcome
  • Children aged under two are accommodated without any additional costs
  • The cot is provide free of charge although only one cot is available per room and prior reservation is required
  • No additional beds are available

Credit cards accepted

Visa, Mastercard, Diners and JCB
The hotel reserves the right to pre-authorise the credit card.
